Don't be so sure. The graphic certainly won't be the same, it will be more or less enhanced and most definitely much much more demanding. New hardware must be sold, u like it or not.

If it is out in the early '10, I believe QuadCore with 9K series top range GPU should be enough for medium pleasure...

Not too accurate but some details are similar. There's lot of dusty roads in the real island which are highways in the game. On the other hand, some really complex junctions in reality are totally simplified in game, some beyond common sense.

Anyways, see for urself. Compare Google maps with the game and u'll see that maybe 0,1% of all buildings are included in virtual Oahu. Many of the vast green areas in game are actually densely populated in life.

If I remember correctly the island to the far east that connects to the main H3 (?) highway is actually an army base, as is Ford Island.

 

And yeah it is true that probably only the main roads and some of the smaller roads are replicated as for example the top left light house is not next to a tarmac road but is in fact on a dirt road that is probably very inaccessible to cars anyway. Honolulu is pretty decent though and close to as is in reality.
